Luxury home sales in Marin County soared again in October from the previous month and year ago levels, according to a new report by Coldwell Banker Residential Brokerage, the Bay Area’s leading provider of luxury real estate services.
The figures are based on Multiple Listing Service data of all homes sold for more than $1 million last month in Marin County.
A total of 72 homes sold for more than $1 million in October, up from 50 the same month a year ago and 56 in September. The median sale price of a luxury home closing last month was up 3.8 percent from a year ago to reach $1,437,000. However, it was down from September’s median of $1,557,500.
Other key indicators for the luxury market also improved last month. There were 18 sales over $2 million compared to 10 a year ago and 14 in September, and sellers on average received a higher percentage of their asking price.
Some key findings from this month’s Coldwell Banker Residential Brokerage luxury report:
- The most expensive sale in Marin County last month was a six-bedroom, seven-bath approximately 5,300-square-foot home in Ross that sold for $3.65 million;
- Mill Valley again boasted the most million-dollar sales with 23, followed by Tiburon with nine, and Sausalito and Corte Madera with six each;
- Homes sold in an average of 88.5 days compared to 66 days a year ago and 73 days the previous month;
- Sellers received an average of 98 percent of their asking price, up from 97.3 percent a year ago but down from 99 percent the previous month.
